How to Stand Out & Get Noticed (Without Being Obnoxious)

 

Without knowing it, you could be hiding from leads and potential clients – without meaning to! But if you’re interested in real estate lead generation, or mortgage lead generation, you need to make sure you get noticed.

To give you some easy tips on how to stand out, get noticed and attract clients, I put together this short video on some of my favourite (& insanely easy) tricks on how to stand out at Events. (Click Play above to Watch)

1. Get out there and meet the people! When you do this, make sure you wear something that will stand out in a crowd. If everyone is wearing white, wear blue, for example. At most social events, everyone is wearing grey, navy, or black….so even in a white dress shirt, it’s easy to set yourself apart

2. Compliment people. People like to do business with people they like, so use this as a conversation opener and you’ll get a warm reception

3. Ask questions. WAY too many Sales Agents push, push, push their listings/rates, or anything else on anyone that will listen. Ask questions, seem interested, and drop little seeds about what you do with a “benefit infused” description. If the person you are talking to ask about it (which they will), it’s your chance to chat business in a really subtle, smooth way that will leave your contacts asking for you to keep in touch!

The Real Reason Why You’re Struggling To Generate Leads

If you’re like most Agents/Brokers what you really want is leads, or more specifically, help generating leads. (In a recent survey 95% of you mentioned that’s the main thing you want our help with)

So today I’m going to be totally straight with you.

The real reason you’re struggling to generate leads, is because you probably never learned how to do it in a way that works for you.

Here’s what I mean by that. If you’re the super aggressive type A personality cold calling, door knocking and other interruption marketing works well for you. Your big, brash, and you don’t mind facing hang up, after hang up, after hang up. You power on, keep on calling, and eventually you win some business.

And the reality is, to close 25 deals in one year, you need to make over 6,000 cold calls.

That’s a LOT of cold calls. And to make that marketing tactic work for you, you need to have crocodile thick skin, and have such an abundance of confidence that you’re not phased to face rejection, after rejection after rejection.

So why are so many Agents doing this? Mainly because the typical Real Estate training available recommends these “hard sell” tactics to generate leads. They focus on calling expired’s, called FSBO’s, and continuously calling a farm area. And the reality is it used to work before, and for some of you it still is.

But for the rest of you, it’s failing miserably.

Why? Because it’s just not in-line with you are. And trying to make you do this to generate leads is totally demoralizing, is terrible for your confidence, and rarely, if ever, works for you. (The real tragedy is that you might start to take this personally, like you’re not cut out for this industry, and that is 100% not the case for 99.99% of you).

But, here’s the good news. There’s another marketing tactic that works like magic, that very few Agents are using, and those that are, are seriously rockin’ their business. (I know some that are selling hundreds of units a year doing this).

Permission marketing is an incredibly effective way to market your business, stay in touch with clients, and generate leads that close… and it feels good!

Permission marketing was popularized by Seth Godin, a best selling author and Marketing Guru, and the concept is pretty straightforward;

 Permission marketing is the privilege (not the right) of delivering anticipated, personal and relevant messages to people who actually want to get them.

 It recognizes the new power of the best consumers to ignore marketing. It realizes that treating people with respect is the best way to earn their attention.”

That’s right, when you treat prospects & clients with respect, and get their permission to stay in touch, you will in turn earn their respect, gain their attention, and build their trust.

Since you actually care about what your clients and prospects think, your consideration will be rewarded with better quality leads, better quality clients and a more enjoyable business overall.

Here’s some examples of how this works:

Old Style “Hard Sell” Interruption Marketing: You cold call a farming area:

  • Most people don’t answer
  • Those that do aren’t pleased
  • You feel awkward
  • You annoy most people
  • It’s demoralizing

New Permission Based Marketing: Your run a neighbourood contest & partner with other high integrity businesses who promote the contest to their clients:

  • Your audience is receptive
  • People happily participate
  • You build your reputation
  • You build goodwill
  • Many people add themselves to your e-newsletter(prospecting success!)
  • You build credibility though your partners
  • You have a whole new prospecting database to nurture & win the business of

One of the main challenges in the Real Estate & Mortgage industries is that almost everybody looks to see what other Agents/Brokers are doing…and then basically follow suit.

But since I’m being totally straight with you I’ll tell you that Agent/Broker marketing is far behind what’s happening in the rest of the marketing world…and what most Agents/Brokers are doing, isn’t working. (Seriously, how many times has someone come to you and told you their ad brought in 3 clients? The #1 Reason You Don’t Have Enough Leads

Does your business have peaks and valleys? Do you find yourself busy one month, and then without any clients (or with much less than you would like) the next? Do you want more real estate leads and real estate sales? Do you need more mortgage leads?

If that sounds familiar, and you want a more steady flow of business, I’m happy to let you know there is an easy way for you to keep filling your business with highly motivated leads, and continuously working with clients.

But first, let’s look at the #1 reason why you don’t have enough leads.

The #1 reason why you don’t have enough leads is you’re likely busy working “in” your business, instead of working “on” your business. That means, you’ll be busy fielding calls, answering emails, doing social media updates, and setting up appointments…everything that keeps you really busy and “in” the business. It fills your time, and helps you to close any current deals…but it doesn’t get you any more leads, and when you do this, you’ll experience the “peaks and valleys” of your business. One month you’re busy, the next you’ve got nothing going on, and you’re thrilled to have even one or two (not very motivated) clients.

If you want to step out of this pattern, and want a steady stream of business, you need to also work “on” the business. This means you’re stepping outside of the daily tasks and working the big picture of your business, such as setting up a new promotional campaign, developing relationships with local media so you can get yourself some free advertising via PR, and more.

Wait, does this mean you’re just adding more to your plate and have to work extra hard? No! 2013 is all about working smart, not hard! Let me share with you a secret on how you can quickly get hundreds of new highly motivated leads, while also keeping on top of what’s “in” your business.

The fastest way to get a ton of new business is by hosting your own contest. Not just any contest, a well thought out contest that gives you a tidal wave of new business from the exact type of clients you want to attract. I’ve done tons of contests, and I’ll keep on doing them…because they always deliver great results (like 300 leads in 2 weeks), and once you’ve done one, you can just keep on doing it! How To Break All Your Sales Records in 2013

If you’re like most Agents, the start of a New Year means a new start, new goals and a whole new energy around your business.

But how do you convert all that into sales results?

Step One: Set one high goal for yourself… like sky-high goal. Write it on a piece of paper.

Step Two: Make sure your goals are S.M.A.R.T. goals. Originally created by George T. Doran in a 1981 issue of the magazine Management Revue, this model for setting and achieving “dream like” goals is one of the most popular and recognized ways to make sure you achieve high flying goals.

Here’s what your goals need to be to be S.M.A.R.T. goals:

Specific

This is where you step up, and make a commitment to something specific you will achieve in 2013.

A general goal would be “I’m going to increase my business in 2013″, but that’s not specific enough.

Instead set a goal such as “I’m going to make 10 prospecting calls every day, take a marketing training course so I know how to attract more prospects and close more deals,  and get a minimum of 5 new prospects in my office every month”.

Measurable

Make sure that when you set your goals you have attached a number to it such as “increase my business from 30 to 45 clients in 2013″. That way you’ll know when you’ve achieved your goal (& celebrate it), and it makes it easy to check in with yourself to see how you’re doing(there’s a tip on how to do that below).

Attainable

While this may seem like a “Can I actually do this?” section where that little nagging voice comes into your head and says your goal is crazy, that’s not it at all.

I firmly believe that you, yes “you”, can achieve goals beyond your wildest dreams. There is no actual reason why you can’t, only “limiting beliefs” that hold you back.  So toss those aside, make an outrageous goal for yourself, and then make it attainable by working back to see what you need to do to make it happen. Do you need to close 1 more deal a month in order to increase your closed deals to your dream goal? That doesn’t seem so hard does it? When you work back you put the big, scary goals  in perspective – it’s just a few more actions, and results every month, and by the end of the year, you’ll be able to look back and say “Wow, I did it!”

Realistic

Again, I want you to DREAM BIG on this one! Why, because far fetching, sky high goals are often achieved more than “easy” goals. The low goal exerts a low motivational force…and that’s not what I want for you.

I want you to stretch yourself to commit to a goal that is beyond your wildest dreams. Don’t settle for average – if you set average goals, you’ll get average results, and that is definitely not what I want for you – you deserve so much more than that!

Timely

Set a time frame for your big goal – and it’s more likely to come true. The easiest one is to set a goal for 2013. When you set a year long goal, consider setting up a reminder in your calendar for the first Tuesday of every month with a one hour time block where you can look at your progress so far this year, celebrate your success, notice what you did that worked, and make a commitment for what you would like to change.

Step Three: If you want to really boost the chances that you hit that sky-high goal for 2013 tell people about it! By verbalizing your goals you are stepping into a different space – this isn’t your “secret wish” anymore, this is your “I’m closing 45 deals this year” proclamation to the world, and it will have an extremely positive impact on your mindset, your outlook and your business success!

Step Four: Take Action! Turn that goal into a reality by doing something everyday that will get you closer to your big goal.
